Our Design Process
Schedule a consultation
The first step is scheduling a consultation where we will discuss your project needs and objectives.
Prepare a proposal
Upon review of the project goals and many times a visit to the project site, we will put together a detailed summary of estimated cost in the form of a proposal. Upon client acceptance of the proposal and receipt of the signed contract and retainer we commence with the work.
Design stage
Based on client input and direction, we prepare design options that get refined during the schematic design phase. The project goes through design development where we coordinate with the engineering team, and then develop construction documents.
Bid and construction administration phase
Once the construction documents, CDs, a prepared we assist the client in preparing a package for construction bid and also assist with submittal to the building department for permits and approvals. The final step is we can assist with construction administration during the project build out.
GP Architecture, Services
Pre-design programming
A foundational phase where project goals, requirements, and client needs are analyzed to shape the project’s vision, guiding all subsequent design and planning decisions.
Site planning
The strategic organization of a site’s layout, considering factors like topography, access, environment, and zoning to optimize functionality, aesthetics, and sustainability.
Building design
The process of creating functional, safe, and visually appealing structures, balancing aesthetics with practicality to meet client needs and enhance the built environment.
Construction documents, drawings, and specifications
Comprehensive, detailed plans and guidelines that outline all aspects of the project, including materials, dimensions, and technical requirements.
Engineering consultant coordination
The management and integration of various engineering disciplines—such as structural, mechanical, and electrical—to ensure all systems work seamlessly.
Construction administration
The oversight phase where architects work closely with contractors to ensure the project is built according to design, quality standards, and specifications, addressing any issues that arise on-site.
Local development agency permit and processing assistance
Guidance through the permitting process with local agencies, ensuring all project approvals and regulatory requirements are met for a smooth and timely start to construction.
BIM (Building Information Modeling)
A digital representation of the building process, integrating 3D models and data to enhance collaboration, accuracy, and efficiency across design, construction, and facility management.
